1. How are the association dues calculated?
The annual dues are calculated multiplying the assessed value of each property times the annual factor, determined by the board. That factor is calculated base on the annual budget needs.
Why did my dues for the year increased if the board didn't increased the annual factor?
If the annual factor did not changed and the dues increased for the new year it means the assessed value of your home has increased. Either the town re-assessed the property or your assessment increased due to improvements in your property.
