RULES TO
GUIDE THE USE AND PROTECTION OF
RADBURN ASSOCIATION PROPERTY
We all benefit when our facilities can be fully appreciated . . . with
our eyes and with our use. To preserve our community, citizens of every
age must have community pride and respect for property and the rights of
others. The payment of Association charges should not be regarded as license
to run roughshod over the rights of others. Everyone's cooperation will
make Radburn the ideal community in which to live.
Periodically, and especially in Spring, the use and abuse of Radburn
property becomes the subject of debate. Specific rules on what is and is
not permitted can be useful for each citizen in guiding his actions. Also,
each of us has a responsibility to remind others when their actions may
be contrary to these rules.
For the good of the community, specific guidelines are outlined below.
Their purpose is to achieve the objectives of Radburn, which are as follows:

Preservation of the beauty of Radburn

Full use of Radburn facilities for enjoyment of the citizenry.

Safety
In general, designated play and recreational areas are primarily for
use and secondarily, for beauty; park grass areas are primarily
for beauty and secondarily for use. .Safety is universal.
Specifically, our guidelines are as follows:

Alcoholic beverages and controlled dangerous substances are prohibited.
Persons in violation of this rule will be reported to the police and prosecuted
as proscribed by law. For special programs, the Board of Trustees will
consider written application for use of alcoholic beverages.

Pet owners must observe the Fair Lawn ordinance regulating the maintenance
of pets. Dogs must be kept on a leash and owners must remove droppings
from residential and park property. Dogs are not permitted in Tot Lots.

Activities that can damage trees, shrubs, lawns or other park properties
are prohibited. Cleats, spikes and soccer shoes are permitted only during
scheduled Radburn Association activities.

The use of baseballs and other hard balls is prohibited due to safety.
Playing with inflatable balls in park areas is permissible, as long as
reasonable standards of safety and park care are being exercised:

Touch or tackle football or football kicking is not permitted.

The only type of bat permitted in the park areas is a hollow plastic bat.
No hard balls are allowed.

Residents will be held fully and financially responsible for the actions
of their children and their guests.

The Radburn parks have a curfew and close at dusk. Access to and from residences
through the parks is allowed, but congregating, loitering, noisy or disorderly
behavior is prohibited. Violators will be reported to the Fair Lawn Police
Department.

Under no circumstances should children enter onto residential property
to retrieve any balls, etc., without first asking permission to do so.

Positively no bicycle riding or skating is permitted at the Tennis Courts
at any time.

No golf clubs or golf balls are permitted to be used on Association property.

Children are not permitted to play in cul-de-sacs or streets. This is unsafe.

Gas powered model airplanes are noisy and potentially dangerous. Consequently,
they are prohibited in all Radburn parks and Association-owned properties.
For local areas which are approved for flying model airplanes, please consult
the Fair Lawn Recreation Department.

Radio controlled toy cars tend to make a lot of noise. Please try to use
them at locations like the ballfield in B Park, so that they are not an
annoyance to neighbors, particularly on weekends.

Hanging of laundry should be restricted to weekdays and the location of
the washlines should be as unobtrusive as possible. On weekends, when residents
frequently have guests, please try to avoid the use of washlines and use
laudromat dryers instead if necessary.

When parking at the Grange Hall parking lot, please be sure to park so
that there is free access to the walkways into the building.

Particularly on the cul-de-sacs, be aware of allowing your neighbors access
to their driveways if you park on the street. Also, avoid parking across
from the fire hydrants because in the event of a fire, the fire trucks
must have access.

Remember that not everyone gets up early, particularly on a weekend, so
avoid having loud radio or stereo music, especially when the season calls
for open windows.
REPORTING VIOLATIONS: Violations of public law should be reported
directly to the Fair Lawn Police Department at 796-1400. It is important
that violations such as drinking, vandalism, dog ordinance violations,
disorderly persons, etc., be reported in order to secure police response
in Radburn. Violations of Radburn rules such as ball games in park areas,
tennis court abuses, etc., should be reported to The Radburn Association
at 796-1300.
